Park Potomac Luxury Community in Potomac Opens a New Harris Teeter Gourmet Supermarket and Maintains a Strong Development Pace
Elegant, Vibrant Mixed-Use Community Continues to Add New Retailers, Corporate Office Tenants and Residents
POTOMAC, Md., May 27 /PRNewswire-USNewswire/ — The Park Potomac community just off I-270 at Montrose Road is a mixed-use setting where people Live Well, Work Well, Shop Well and Dine Well. One of the most exciting recent events at Park Potomac was the opening of a new, 24-hour Harris Teeter gourmet supermarket. The store’s April debut was one of the most successful in recent Harris Teeter history. This 45,000 square foot store offers underground parking, and is one of only three stores in the entire Harris Teeter chain that carries dry-aged beef and on-site chefs that prepare meals. ”The store has been open for only six weeks, but already appears to be a huge success, always buzzing with Potomac residents and area office workers,” said Bryant Foulger, Principal of Foulger-Pratt Companies.
Park Potomac will also be home to dozens of destination retailers, boutiques and a wide range of dining options, from lunchtime spots to white tablecloth restaurants. Women’s clothing retailer Emily Grace has had significant success at Park Potomac since opening in April. Said owner Stacey Soler, “Since I moved my fashion boutique to Park Potomac, I’m meeting 25-30 new customers every week.”
New retail tenants continue to join the community, and the most recent additions include a full-service branch of Eagle Bank. More Park Potomac shopping, dining and daily conveniences are lined up to open in the coming few months, including specialty wine store Wine Harvest, a Georgetown Valet Dry Cleaners, Elevation Burger opening in early June and, in keeping with Park Potomac’s world-class image, a new Kimpton Hotel and Spa.
Park Potomac has been a shining success story since it debuted a few years ago, despite the economic downturn. The broad mix of luxury homes, retail attractions and office space in Park Potomac distinguishes the community from anything else in the metropolitan Washington, DC area.
“We wanted to capture the charm of the successful Potomac Village community, yet adapt that vision to the evolving needs of Potomac area residents, creating a more walkable neighborhood environment that includes specialty merchants, daily needs and services, restaurants and a full-service grocery store,” said Adam Davis, Development Executive with Foulger-Pratt. In addition to upscale retailers, Class A office tenants are also finding Park Potomac to be an address for success. The first office building at 12505 Park Potomac Avenue is already 92% leased, outpacing the market in the I-270 corridor. Major tenants include Shulman Rodgers, Willis and SK&A. Four additional Class A office buildings will also be built to fulfill Park Potomac’s approved plan for a total of 570,000 square feet of office space.
Park Potomac‘s residential offerings include luxury high-rise condominiums by Fougler-Pratt that range from the $600‘s to over $1 million and 150 Brooklyn-inspired brownstone townhomes by EYA, averaging $1.2 million. The townhome enclave has recently sold out and just nine world-class condominiums remain in the first phase of the community’s condos, an enclave called Park Potomac Place. Foulger-Pratt is poised to continue meeting Montgomery County‘s high demand for luxury condos with the next phase, an Art Deco inspired building at 12430 Park Potomac Avenue, for which they are finalizing the design plans and construction schedule.
